3. Our Introduction & Lettings Service
The services we offer for our Lettings Only commission are:
i) To provide a realistic market appraisal of the property.
ii) Upon receipt of the Landlord's written consent we proceed with appropriate advertising and accompanied viewing with the aim to introduce a suitable tenant.
iii) Negotiating the terms of the tenancy between yourself and the tenant.
iv) Taking up a minimum of three references per prospective tenant, being employer, bank, current landlord, and/or personal reference. For company lets we insist on references from their bank, solicitor and accountant but not including a company search - which can be provided at an extra charge.
v) Drafting of Assured Shorthold Tenancy agreement and relevant Statutory Notices and arranging signatures.
vi) Collection of one calendar month's rent in advance and one calendar months deposit from the tenant and holding the deposit as stakeholder.
vii) Overseeing arrangements for checking-in tenant, including inventory check where necessary.
