4. Our Full Property Management Service
In addition to our Introduction and Letting Service we offer a full Property Management Service which includes all the areas covered in the previous section plus attending to the points below. Many property owners choose the Management option to release them form the day to day responsibilities of being a Landlord and proves an ideal service for those going abroad or living away from London. For a small fee we can provide essential peace of mind that your property has been left in very capable hands.
Payment of Outgoings
We can arrange payment of regular outgoing pertaining to the property i.e. water rates, service charges and ground rent for flats, insurance etc. subject to holding sufficient funds and having confirmation of details from the Landlord. Although we will query obvious discrepancies it must be understood we are entitled to accept and pay without question accounts which appear in order.
Inspections
Our Management will include inspections of the property, normally quarterly. Unfortunately, we cannot accept responsibility for hidden or latent defects and we do not check the inventory at this stage, however, we can check the property is being kept within the terms of the agreements and will report back to the Landlord.
Tenancy Changeovers
In the event of there being a change of tenant during our instruction we will deal with the checking out and subsequent preparation for the new tenant.
Maintenance
Should any minor problems occur during the tenancy which are the Landlord's responsibility we have an experienced and reliable maintenance team which will ensure that the work is carried out quickly and efficiently plus the additional benefit of no expensive call out charges. The tenant will report any fault to Evans Baker and we will oversee any work carried out. In the event of major repairs we will contact the Landlord prior to instructing work to be carried out unless, of course, it is in the case of emergency works which are deemed necessary to protect the property from substantial damage. Payment of work shall be deducted from the rent and detailed on the monthly rent statement.
