6. Rates of Comission
Subject to the enclosed Terms our commission fee structure is as follows:

- 1% extra for the full term of the tenancy/ies |
The figures are calculated upon completion and the amount will be deducted from the first month's rent. The balance will be forwarded to you as directed and you will then receive the full monthly rent for the rest of the term agreed, less any agreed expenses. This is standard procedure and deductions will be followed with invoices and a statement of account.
Re-Letting Charges
If the tenancy is renewed on either the same terms and conditions or on different terms and conditions, either with the original tenant (whether pursuant to a provision in the original Tenancy Agreement or otherwise) or with any associated part of the original tenant (whether the associated party be a subsidiary/associated company or individual tenant) then we shall be entitled to a further fee of the same rate as the first year.
Minimum Fee
There is a minimum letting commission of £300.
Additional Services
£25.00 per extra requested inspection of the property or for arrangement of maintenance items for those under the "Introduction and Letting Service" option.
Inventory Charges
when requested an independent inventory clerk will draw up an inventory at an additional cost which shall be deducted from the first month's rent unless otherwise agreed. Landlords should note that leaving an excessive number of items will result in additional charges being made.
Overseas Phone Calls
Evans Baker reserve the right to charge for overseas phone calls.
Sales
Should a sale of a property be agreed with the original tenant (or any associated party) after the commencement of the Tenancy, we will be entitled to a commission which will be calculated on 1.5% of the sale price. This commission will become payable at the time the sale is completed.
N.B. Please note that the above charges are subject to VAT at the prevailing rate.
