The Sales Process

Following is a list of the major milestones in the sales process. We've left out the fact that you are probably also looking for a property to buy, to make this list simpler, but we also have a list describing the Buying Process. Choose A Solicitor

  • You will need either a solicitor or a licenced conveyancer to help with the legal parts of the sales process.
  • It can be useful to choose someone with local knowledge and contacts.
  • Call a few different solicitors and compare quotes.
  • Choose someone that answers the phone to you! You need to feel happy that they will be around when you need them most.
  • Choose someone that you get on with when you speak to them.
  • Ask family and friends for recommendations.
  • We also have a List of Local Solicitors that we know and trust.
 

On the Market

  • We almost always accompany potential purchasers during viewings.
  • We'll keep you up to date with feedback from viewers.

Under Offer

  • We'll be in touch as soon as your property receives an offer.
  • We'll negotiate on your behalf throughout the sales process.

Sale Agreed

  • Once a sale is agreed, we send out confirmation in writing.
  • This letter also clarifies any other amounts that have been agreed, e.g. for fixtures & fittings, or a parking space.
 

Draft contract

  • Your solicitor will send out a draft contract to the purchaser's solicitor.
  • Their solicitor can then make all the relevant enquiries about the property.

Exchange contracts

  • This is the point at which the sale becomes legally binding.
  • If a deposit is being paid, it will be transferred between the solicitors.
  • A date can be set for completion.

Completion

  • This is the final point of the sales process.
  • Your solicitor will receive the balance for the sale.
  • You need to release your keys, and move out!
